基本計画・デザイン確定後、プロジェクトの内容に応じて施工会社や各専門業者から見積りを取得し、価格、品質、実績、工期、提案内容などを総合的に比較・検討します。

お客様ご指定の施工会社や専門業者との協働はもちろん、ご要望に応じて最適なパートナーの選定もサポートいたします。

業者決定後は、プロジェクトマネジメント（PM）・コンストラクションマネジメント（CM）の立場から、設計事務所、施工会社、設備会社、行政機関など関係者との調整を行い、品質・コスト・スケジュールを総合的に管理しながら、プロジェクトを円滑に推進します。

Estimating, Contractor Selection & Project Management

Once the design concept and project plan are finalized, we obtain quotations from contractors and specialist consultants, carefully evaluating cost, quality, experience, schedule, and overall value.

We can work with your preferred contractors or assist in selecting the most suitable project team for your needs.

After the team is appointed, we provide Project Management (PM) and Construction Management (CM), coordinating architects, contractors, consultants, and authorities to ensure the project is delivered with optimal quality, budget control, and schedule management.

契約業務/Contract Administration

業者選定後は、契約内容、業務範囲、工事内容、工期、契約金額、お支払い条件などを確認し、お客様が安心してプロジェクトを進められるよう契約手続きをサポートいたします。

必要に応じて、設計事務所、施工会社、各専門業者との契約内容の整理や調整を行い、プロジェクト全体が円滑に進行するよう支援します。

※契約の当事者は、お客様と各事業者となります。当社は、契約内容の確認・調整・マネジメントを行う立場としてサポートいたします。

Contract Administration

Following contractor selection, we assist with reviewing and coordinating contracts, including the scope of work, construction details, schedule, contract amount, and payment terms, helping clients proceed with confidence.

Where required, we coordinate contractual arrangements with architects, contractors, and specialist consultants to ensure smooth project delivery.

Unless otherwise agreed, contracts are entered into directly between the client and each service provider. Shibuya Design supports the contract review, coordination, and overall project management process.

ブランドコンセプトや事業計画をもとに、基本プラン、デザイン、設計、各種申請、施工準備まで、プロジェクトの実現に向けた準備を進めます。

建築士事務所、施工会社、設備会社、各専門事業者と連携しながら、図面作成、仕様の決定、各種許認可申請、工程計画、コスト調整などを行い、円滑な着工に向けた体制を整えます。

※建築確認申請、各種許認可申請等は、法令に基づき建築士事務所や各専門事業者が行う場合があります。業務範囲は契約内容により異なります。

Planning, Design, Permitting & Pre-Construction

Based on the project’s brand concept and business objectives, we coordinate the planning, design, permitting, and pre-construction process to prepare for successful project delivery.

Working closely with architects, contractors, engineers, and specialist consultants, we assist with design development, technical documentation, permit applications, project scheduling, and cost coordination to ensure the project is ready for construction.

Permit applications and statutory approvals are carried out by licensed architects or qualified professionals where required by law. The scope of services varies depending on the contract.

プロジェクトの実現に向けて、関係者との調整を行いながら、以下のプロセスを進めます。

• 確認申請受理

    建築確認申請等が必要な場合は、建築士事務所等による申請手続きを経て、確認済証の交付・受理をもって次の工程へ進みます。

• 発注準備

    施工会社・専門業者との契約、実施工程の確認、資材・設備・家具の発注準備を行い、着工に向けた体制を整えます。

• 着工

    すべての準備が整った後、工事を開始し、品質・コスト・スケジュールを管理しながらプロジェクトを推進します。

Master Planning, Permitting & Construction Preparation

The following milestones prepare the project for construction:

• Master Planning Completed

    Finalization of the project concept, layout, design, budget, and overall schedule.

• Preliminary Approvals Completed

    Completion of required consultations with authorities, building management, fire department, public health authorities, architects, and other relevant parties.

• Building Permit Accepted

    Where required, permit applications are submitted by licensed architects, and the project proceeds upon official acceptance and approval.

• Procurement Preparation

    Finalization of contractor agreements, project scheduling, and procurement of materials, equipment, and furniture.

• Construction Commencement

    Construction begins once all approvals and preparations are complete, with ongoing management of quality, cost, and schedule throughout the project.

着工・発注・工事管理・完成/Construction, Procurement & Project Administration

プロジェクトの着工後は、品質・コスト・スケジュールを管理しながら、安全かつ円滑な工事進行をサポートします。

• 着工

    各種準備・契約・許認可手続き完了後、工事を開始します。

• 発注・調達管理

    建築資材、設備機器、家具、照明、サインなどの発注・納期・品質を確認し、プロジェクト全体を調整します。

• 中間検査

    工事の進捗に応じて、施工状況、品質、安全性、図面との整合性などを確認し、必要に応じて改善・是正を行います。

• 工事管理（Construction Management）

    品質・コスト・工程・安全管理を総合的に確認し、施工会社や各専門業者との調整を行いながら、円滑な工事進行を支援します。

• 工事監理（Construction Supervision）

    設計図書に基づき、施工内容が設計意図に適合しているかを確認します。法令上必要となる工事監理は、建築士法等に基づき建築士または建築士事務所が実施します。

Construction, Procurement & Project Administration

Following the commencement of construction, we oversee project quality, budget, schedule, and coordination to ensure successful delivery.

• Construction Commencement

    Construction begins after contracts, permits, and project preparations have been completed.

• Procurement Management

    Coordination of materials, equipment, furniture, lighting, signage, and delivery schedules.

• Interim Inspection

    Regular inspections are carried out to verify construction quality, safety, progress, and compliance with the approved design.

• Construction Management (CM)

    Overall management of quality, cost, schedule, safety, and coordination among contractors and specialist consultants.

• Construction Supervision

    Verification that construction work complies with the approved design documents. Where required by law, construction supervision is performed by a licensed architect or registered architectural office.

完了検査・竣工・お引渡し/Final Inspection, Completion & Handover

工事完了後は、各種検査を実施し、建物・設備・内装の品質を確認したうえで、お客様へお引渡しいたします。

• 完了検査

    工事完了後、設計内容・仕様・品質・仕上がりなどを確認し、必要に応じて是正・調整を行います。

• 役所検査・行政検査

    建築確認完了検査、消防検査、保健所検査、旅館業検査など、法令に基づき必要となる各種行政検査に対応します。

• 各種設備検査・試運転

    電気設備、給排水設備、空調設備、消防設備、厨房設備などについて、動作確認・試運転・性能確認を実施します。

• 竣工

    工事および必要な検査・是正が完了し、プロジェクトの完成を確認します。

• お引渡し

    お客様立会いのもと最終確認を行い、各種鍵・図面・取扱説明書・保証書などの必要書類とともに施設をお引渡しいたします。

Final Inspection, Completion & Handover

Upon completion of construction, all required inspections are carried out to verify the quality of the building, interior finishes, and building systems before handover.

• Final Inspection

    Verification of construction quality, finishes, specifications, and compliance with the approved design.

• Government & Authority Inspections

    Coordination of required inspections, including building completion inspections, fire department inspections, public health inspections, hotel licensing inspections, and other statutory approvals where applicable.

• Building Systems Testing & Commissioning

    Testing and commissioning of electrical, plumbing, HVAC, fire protection, kitchen, and other building systems.

• Project Completion

    Confirmation that construction, inspections, and any corrective work have been successfully completed.

• Handover

    Final walkthrough with the client, followed by the delivery of the completed project together with keys, drawings, operation manuals, warranties, and related documentation.

試運転・プレオープン・グランドオープン・アフターフォロー/Commissioning, Soft Opening, Grand Opening & Aftercare

竣工・お引渡し後も、安心して事業をスタートできるよう、開業準備から運営開始後まで継続してサポートいたします。

• 試運転

    電気設備、給排水設備、空調設備、厨房設備、照明設備、音響設備などの動作確認・試運転を行い、各設備が正常に稼働することを確認します。

• プレオープン

    実際の営業を想定した試験運営を行い、オペレーション、動線、サービス、設備機器などを確認し、必要に応じて改善・調整を行います。

• グランドオープン

    開業に向けた最終確認を行い、店舗・施設のオープンをサポートします。必要に応じて、運営開始時の立会いや各種調整にも対応いたします。

• アフターフォロー

    オープン後も、運営状況や施設の課題に応じて、レイアウト改善、追加工事、メンテナンス、リニューアル、ブランディングの見直しなど、継続的なサポートをご提供いたします。
